The Process For Custom Designs

New Construction:

  1. Book: Client is to call, text, or email in order to schedule a meeting in person or video call to go over the design process. This will include going over your project’s design needs such as space, budget, and approximate time schedule.

  2. Meeting: Complete a checklist for everything you want the house to offer. This can include pictures of home styles and floor plans that are similar to what you would like. After this, I will sketch out some ideas (rough sketches). A 50% deposit will be required to start the design process.

  3. Property Info: I will look up information on the property such as the lot size, setbacks, zoning requirements, right of ways, topography, access to property, subdivision requirements, and city or county ordinances.

  4. Preliminary Plans & Modifications: During the first phase of the design process, 3D images of the plan will be emailed to you including both elevations and floor plans. All rooms will be labeled and sized on the floor plans. After you review the preliminary plans, we can schedule a meeting to go over any changes you may have.

  5. Final Design: After the final design is approved, construction drawings will begin. I will produce all of the plans, details, sections, and layouts required for a building permit. PDF’s will be provided to you once plans are completed for future reference. A final payment will be required afterwards.

  6. Assistance: I will assist with any questions you may have during the construction phase and make a site visit if needed.

*Note: The cost per square foot of heated area may vary for plans depending on how complex the designs are.

Renovations:

  1. A site visit may be necessary to get the correct measurements for the space unless taken care of on your own. Depending on how extensive the renovation is, the entire home may have to be measured.

  2. The existing design is saved in a separate file so that it can be referred to if need be.

  3. A new file is created from the original design with the new addition.

  4. Preliminary elevations and floor plans will be emailed to you for review.

  5. After owner approval of the final design, a final payment will be required and your final documents will be completed.

  6. A PDF file will be provided when plans are completed.
